    I've just bought 1.5km from the centre of the CBD in Perth - green-titled stand-alone 1920's property with some architectural merit in really shabby condition at land value, 60m from state heritage-listed Hyde Park in a quiet side street close to fashionable shops and restaurant strip (150m away)(undervalued and 'til recently unfashionable suburb). This will be my home. I'll do most of the work myself. My capital investment cash-out outlook is therefore 10 years. It'll be hard work (as will paying off the mortgage with my "real" job). There is still value to be found IMHO - but you have to be discriminating - have a medium term outlook - and nothing will beat inner city - comments?
