Ticks a lot of boxes for me. Energy, sustainability, long term and underpinned by regulated increases. Also conservatively managed with a "sticking to knitting" philosophy.
Not sure how you think the NTA will close up any time soon.
This somehow assumes that people on tight incomes will be able to sustain big rental increases in an area where it seems to me there are plenty of choices.
The options for good capital gain will depend on resales IMO and that would be in conflict with long term holding.
Not sure what the tax implications are for the 10 cent dividend.
