As long as you have a solicitor that comes recommended,they do all the hard work.
They will deal with the sellers solicitor for any extensions of time or dramas after building and pest inspection, even council compliance issues such as outstanding pool fence approvals.
For selling you would need a lot of time on your hands. I would not be keen to to deal with sticky beaks throwing lowball offers at you. Might be worth a try for a month or two if there is no hurry.
