gearing is 40%
Good buy in my opnion because:
1. occupancy rate high and revenue stream will be constant
2. net asset well cover current SP
3. Prime office real estate might go down in valuation say by 50% but it will not effect revenue stram greatly . Say if company lay off 10% of work force , another 90% still have to work somewhere
