    I started buying this stock in the 50's and 60's (hard property assets for 30-40c in the $)......I rekon the development pipeline is solid .......

    divvies are a nice return, but iy aint a super bargain anymore imho .......perhaps 10-20% upside max.....its land bank would be attractive to the likes of Peet Corp (imho) ...
