I know property's illiquid, but I have about 5 mutual funds (shares), a super scheme (cash and shares), and shares in AUD. All liquid, not in bond funds, I have cash and bank deposits.
That money will be available on demand and my shares I can sell instantly. By the time you get your krugerrands on to the internet and sold it could all be over.
The real estate crash was mostly enthusiastic amateurs borrowing money on overvalued properties, they think it goes on forever, like some think gold will.
When you gear up you magnify the risk exponentially, which is why some unfortunate people who can't stand the pressure top themselves when they lose the lot.
