9+% would be catastrophic. just look at affordability and check out the AVG new loan size. I don't know where the credit/debit will be created to power the next bull run. feels like the US and few others have to sort out some fundamentals first. unless of course there is some huge AGI productivity dividend.. I remain a bit bearish / stagflationy but I am also a pessimist by nature so take my views with a pinch of salt. if I were a betting man.. I'd say next bull run probably hits end of 25. but unless the middle class come out unscathed, the next one won't be a fire cracker but rather a slow creep initially. (property likely to be the exception in Aus with all the supply issues)
