Periodic revaluations change gearing, correct.
However, it is not a given , that the sale of an asset at below book value, reduces the value of the remaining assets to the same extent.
In the same way as selling an asset for way above book value[wouldn't that be nice], doesn't instantly revalue the assets upwards to the same extent.
