Rising rents partly offset interest increases, but as you said a lot of planning goes into where you place a shopping centre. I wouldn't even try within a 10k radius of a big centre. These centres enjoy a certain amount of monopoly pricing i.e. if you want to be in the centre pay the price. Alternative strip centres may be cheaper but parking, passing trade etc, does not encourage big retailers into "HIGH Street Strips".
On another subject you may wish to research a post of mine in my favourites list today. Know you like CDU, so post may appeal on smaller numbers etc.
