    Hi Acorn. My reason is a combination of gut feel (people are still buying strongly despite my expectations and the fiscal outlook) and interest rates and inflation. I was fearful these two would increase, but it appears low interest rate and inflation are here for sometime yet.

    With that in mind I'm only looking blue chip, the burbs are still a key risk IMHO


    Koeln no I didnt bid-was there only as an observer. The realestate agent was an idiot though-when talkin to her about it weeks prior she was just in La La land saying stuff like 'we have been overwhelmed with enquiries, it's an absolutely sensational, magnificent property that will sell fast' blah blah blah she was the classic sh!t talker-I just laughed at her and said 'well I guess you shouldnt have any trouble selling it, wouldn't it be embarrassing if it got passed in!'

    She didn't know how to take that lol. I didn't talk to her afterwards...I'm not that nasty
