All this debate in trying to finesse the market to save a few dollars runs so contrary to investing at the best of times. However if it is to buy a home and one legitimately has the cash for a good deposit to buy a home to live in then is is sheer folly to put off buying. If the market tanks 15 years time say, by then capital appreciation, repayments etc may leave you well in front , not to mention the opportunities the collateral may provide in buying other assets or setting up a business.
Needless to say , to an extent it pegs repayments and I would hate to imagine what escalation will have taken place in rental costs in that time frame. Obviously the larger the time frame, usually the greater the benefit unless you have a sudden surge.
