4-5 new estates going up over last 2 years, most on second/third stages of release, plenty of house and land packages and lots of young families moving in the area plus as you mentioned low interest rates probably helping. why rent when you can buy and be paying similar amount with fancy new house? until the kit home slab cracks up after 6 months and built in marshland. not a fan of these spring up suburbs.
