Clearance rates can be manipulated as results aren't defined clearly; private treaty, withdrawn, passed in are just terms the RE agents have conjured up to suit their agenda but I think the true results are finally catching up to them and they can no longer put a positive spin on it. Just have a look at the difference YoY of the total transaction volume each week; ominously it is very telling.
