I would have both a building inspection and pest inspection completed by reputable operators, particularly as it is your first purchase. The sand belt of Melbourne (SE suburbs) is a known termite area.
Also have a chat with the Council building surveyor, they can be a wealth of knowledge, particularly the older ones who have been around the traps for some years.
