Most people would not do inspections before auctions - for the reason I gave... few people would be prepared to pay $1,000 for an inspection and then be outbid.
Re; the vendor - they are not going to do a property inspection - as they are not obliged to.
I've never been to an auction (and I've been to quite a few over the years) where there was a pest inspection and structural property report prepared by the vendor... for people to view.
The other thing is - I think a third party (especially a vendor) can't legally supply you (the purchaser) a building report.
My personal take ..
I was interested in a private sale that fell through a couple of years ago - and the agent said the failed purchasor had conducted a building report - but the agent couldn't legally supply it to me. He said I had to get my own ! .. it's not transferable or words to that effect.
