I have a friend who has had a property on the market at Lakes Entrance for FOUR years.
He dropped the asking price $20000 late last year. No bites.
Has a tenant. And it is neg geared. Capital gains have been poor. Could be neg depending what
he sells for. Considering costs e.g. stamp duty, neg cash flow, he is down $40000. could get worse.
