this year 4 more interest rates
1/ foreclosures will bring property prices down
2/ investors that bought before boom will put properties on market as they have made there money and have more leverage on what price they'll accept.
3/new investors will stay away this year looking for the bargains
4/ people are like sheep once they realize prices r coming down everyone will put their properties on the market suddenly a glutton of properties for sale forcing prices to come down further.
5/ in regards to rent, with the new law stating only 2 price rises per year with original tenants, rents will stabilize .
6/ renters will come back into the market looking to buy but personally i would sit back and wait till the end of the year and wait for a correction in the market.
7/ renters become buyers, therefore a glutton of rentals, prices will come down on rents
