The market is totally dependent on a balance of high immigration and supply limitation, and government are doing nicely on both counts. Europe is about to suffer a natural population decline, so unless they adopt a mass immigration policy or start destroying a heap of housing, their market is in for a big price decline, and the price differential would affect the Australian market. So it all depends on how well European governments can undemocratically impose a mass immigration policy on their populations (polls show that less than 10% of people are in farour of immigration).

Then their is the challenge of developing the water infrastructure quickly enough to keep the game going.
