    Actually you are very wrong.

    Baby boomers account for a quarter of the population but own half the houses. Do the maths. They can't live in all of them.

    And the ones they do live in will be sold off as they retire and downsize to more modern, smaller accommodation with lifestyle benefits away from cities. Its a shift in demographics that will impact property profoundly.

    Boomers are on the move into cash, many that tried to retire around the GFC got burnt, and they aren't going to sit around waiting for the next correction to further delay the retirement.

    The Baby Boomers are what made us rich from property last decade, and ironically they will also be a major contributor to the correction this decade.

    On the upside, I will most likely end up buying one of their houses and wishing them well for retirement.
