IM not sure abolishinh negative gearing is the winner you think it might be.

I can only speak from my expirience, I had to move to WA during covid (was FIFO from interstate for years until the border closed). So I rented out my house. The rental price was well below the weekly mortgage, and the rent in was less than the rent I was paying in WA. Even with this going against me the negative gearing was a tiny tax refund (talking less than a few hundred $$) since interest rates have been so low. With rates rising im sure the negative gearing would be better, but if you were to scrap it, landlords would just ask for more rent - thats what I would have done to cover my costs

I think a vacant house tax has merit, but at the same time govts are trying to tax the airbnb boom (which would be the cause of some of these houses now being vacant I imagine)? Obviously there would need to be more details and reasonable conditions, but not a bad idea
