Why subsidise three demanding middle aged female tenants to live in a beach house? When I was no longer able to answer the question, the choice was easy. Sell sell sell.
Going forward the only reason to invest in property will be for yield or for capital gain via improvement. Improvement being subdivision or rezoning. Renovation is the hard slog and it though it allowed us to turn a dollar even on our exit from above mentioned property, it is just trading time for money and I wouldn't go back there. So look for the splitters because when the market bottoms, they are where the property profits lie.
