Deduct from the gross rental yield your entry costs of stamp duty and bank fees,, holding costs of rates, insurance, tenancy and letting fees, rates and maintanence, then ... for those lucky enough to exit with a profit ... your selling costs.
Then compare for me those sweet, sweet bank divies you keep delivering us all ... nice try but you are preaching to a former slumlord.
