Sector, my SMSF owns a small apartment which pretty much takes care of itself. I bought it in 2007. It's low end of market being a studio, but great location in Sydney and always been rented. The same girl has been renting it for years, I haven't raised rent and don't intend to as she is happy and loves the place.
I'm happy to have a basic return and not be greedy, after strata, rates and usual costs I yield around 6%.
Either way, I could afford to see the property market have a correction as my exposure is small, it is the mid to top end of market that looks dangerous to me.
People with dual incomes trying to service a mortgage are the ones at risk, more so if they recently bought in.
