So investors, 300k mortgage at say 7% to allow for another 4 increases this year..... about $1750 month rent out say 400 week costs the investor $40 week...plus say 4k incidentals etc $100 week costs or there abouts, nottoo bad. On the 420k property so long as it goes up .011% p.a hes in front. ************************************************************

Property has its advantages I'll agree, but the deal you listed is a shocker, I wouldn't touch that with a 10 foot pole.
Not to mention I think you got your figures wrong...it would have to go up by around 1.2% pa, not your claimed .011% simply to break even...
