AWC has to be a good buy at these prices?

    With AWC being at these prices and with dividend yields at over 12% surely this stock has to be a good buy.
    Even if the share price drops by another 10% which I would think unlikely you would recoup that loss in the first 12 months by way of dividends.
    Am I missing something here?
    Is my thinking wrong?
    I welcome your thoughts.
