They not only pay more to keep the lights on and the water running, because utilities are not included, but it is a "triple net" lease, which means they also pay property taxes, insurance, and all maintenance and repairs. Well, at least they got some benefit from the insurance when they nearly burned the place down with their lithium-battery Nikola truck.
The property taxes are US $39,353 per year.
It's likely there would be an increase of 3% to 5% per year in rent, from the base year of 2022.
You are correct, there are similar warehouse spaces in the area without the major street frontage that AZL did not need, that rent for much less. But they're not as close to a Mongolian BBQ.
