    booz...good points raised...big country out there...mainly desert now, huge drought covering what used to be farming and grazing land in nsw and vic...
    and the young ones move to the cities for work and stay there...the oldies used to stay..but now they move onto the tree/sea change areas...leaving their houses for the younger ones to upgrade to as they get older....
    report came out years ago ..suggesting that people on average move every 5 years.....but none of the people I know move that often
    births, deaths, illness, careers...creates an ever changing movement in property ....
    even caravan parks in popular centres have gone up market in their prices
