I'll ask you this question. When was the last time you remember a period where term deposit interest rates (substantially?) exceeded the home loan rates?

I can't necessarily answer that question myself as I haven't been monitoring bank rates, but may I suggest 1988-1989 as the last time this happened?

What the implications are I'm not entirely sure either. Inflation, deflation or stagflation????

I'm sure the higher term deposit returns over loans (home) is not a regular occurrence.
