Think of it this way. the Sycamore ( limestone) and Woodford ( shale) are extensive oil and gas bearing zones that are fairly homogeneous ( within a few % variations) according to depth, thickness, porosity, permeability etc. You can almost consider them giant oilfields which have been extensively drilled by historic vertical wells ( in the BRK DSU's) and recent fracked horizontal wells around the BRK DSU's. The fields have fairly significant faulting throughout . The unfracked vertical wells produced from the Sycamore but only extracted a miniscule amount of the hydrocarbons because of the tight formation. They got no production from the Woodford .

The BRK geo's know all this info having developed the SWISH concept so they leased the best areas available at the time taking all the info into consideration. They know the oil and gas is there

They only way to extract their oil is to drill horizontal fracked wells....this wasn't done previously because no one was drilling horizontal fracked Sycamore and Woodford wells in Carter until recently.

BRK hold pieces of the giant" oilfield" and just need to successfully drill and complete HZ fracked wells to get the hydrocarbons out. They know how much the rocks should produce from their analysis and their " concept" has been proven by the likes of Casillas, Camino and Continental who have drilled and laced on production wells from both zones , most have come in at IP24 flow rates between 1000 and 2000 BOEPD. That is why they know what type , configuration , processing and storage facilities they need for the production they know they will get.
