His point is valid though. You drill, create a JORC, then you build roads and infrastructure, bring in the diggers and clear away the overburden and all this before you've extracted one jot of mineral.

BRK KNOW there is oil and gas there. The whole formation has been very well explored and neighbouring wells tapping the exact same resource are extracting oil and gas. That's what those charts in the announcements are. Actual producing wells from the same formation showing what we can expect.

They won't know exact flow rates until the well is simulated and that hasn't happened yet. There isn't inside information other than what has been released. They aren't building the gas connection on a nod and a wink. They are building it because they know, and the market knows, there is gas.

This play isn't clever or tricky. It's no more clever than a farmer sinking a bore into the groundwater that every surrounding farm has already done. They know where the aquifer is, how deep to drill and what quality and flow rate of water to expect. The hole has been drilled, the pipe has been inserted and they are just building the windmill and laying pipe to the dam.
