Still considerable uncertainty surrounding this stock IMO. Match that together with a falling market... And there you have the reason why this stock has been in (and still is in) decline for 8 months.

I admit the price "appears" cheap at 1.2c but look deeper at the Market Cap (undiluted) of $12m approx .... with $3m in cash and the CTP legal procedings cloud, recent failed well, Lack of MGMT updates etc etc.... Better to keep your powder dry until we have a real target to shoot at instead of a blurry haze on the horizon.

I think a bargain would be if the stock approached a Market Cap closer to its Cash holding. Say $4m (ie 60% less than the current price)

Now that would be a bargain if, and only if, there was some solid pathway defined to monetise there land holding of which I see no evidence ...yet.

Then it would be worth a speculative buy with a small holding only.
