    at 5.5- 6%

    capped @ over 500m looks pretty good value(long term) when value is increasingly hard to come find
    these days!

    good mgmt,company,track record of earnings and dividends

    that'll do me 'long term buy' for sure!!!!!!!!

    hold for $2.00 plus thatz 10% premium and get
    the dividends along the way
