    This is how it will play out IMO

    Majority selling still want top dollar, currently,
    Majority of buyers are not willing to pay top dollar.

    Vendors considering going to market will have very different expectations than existing vendors IMO, especially after Herald Suns front page article BUBBLE BURSTS last weekend, a couple more like articles to follow up sophist would be appreciative lol, easiest way to condition public quicker obviously.

    It won't be until these two groups meet
    Ie new vendors selling similar property with different expectations to existing vendor who don't sell in the short term due to GREED and AGENTS talking the market/property up.

    So as more and more property gets passed in, new vendors entering for numerous reasons, all with different expectations than existing vendors, then in about 6-8 weeks, watch out, this will be the test the market has to get through IMO

    Let's hope she gets ugly, lol.
