Makybe, that's a very fair assessment.
The market is still strong in the low-mid range from what I have seen too, however, the squeeze in the form of higher interest rates has not yet taken effect. The downturn so far has only affected sentiment. The gloss has come off but the real test will come this spring when the real volumes go through.
A bear should be hibernating this winter, not buying homes.
