Wouldn't you just do the yield calculation based on your buy price, or the prevailing price and dividend at the time of calculating?
For example, based on my average buy price, yield is 9.05% not including franking.
If you bought NHC today at $6.34 with a 51c dividend, the yield is 8.04%.ex franking.
