Hey miles regarding the return to mean theory - many suburbs in Perth have averaged 18% + growth over the last 6 years - that's well ahead of 2-3% above inflation, representing quite a gap to recover. I'm not sure why there have been reports of folks talking about a property bust on hotcopper 5-6 years ago, I though that was the start of the property boom :). Certainly that was when interest rates hit their lowest point.
