its rated as a property stock - but think market misses the point that they also have significant retirement village business management model which is highly profitable, not to mention the recurring revenues as property fund manager. If you can get your head around this beast you will quickly see how cheap it is - especially given they picked up Fincorps assets at bargain basement prices, and have the expertise and funding to treble their value and off load them via a) selling off b) folding completed projects into the property funds management business etc etc.
