I agree with you that property has histroically always given quite good returns...especially if diversified.
The same goes throught for the stockmarket if you are prepared to hold a diversified portfolio of blue chips for the long term.
You can do substantially better by buying in gloom and selling during a boom.
Im hoping to buy property again in a couple of years at a 20%+ discount to todays prices.
I consider myself an active investor and thats why i frequent hotcopper and am constantly researching...otherwise Id just buy 2 banks 2 resource companies 2 property trusts etc etc and forget about them.
