    Time willing I'll head up to B/gowrie on the weekend as it's been years since i was there .
    Hope it doesn't shock me to much but it does make sense that prices have done better there as those who can't afford portsea or sorrento go to the next best . I didn't know they built a marina there so looking forward to a drive although everytime i get as far as Rye the traffic sucks so i go elsewhere .lol
