Residential rentals are already showing some weakness with vacancy rates increasing. Many of the available first home buyers have bought leaving their previous rental properties.
I am in West Perth every day and PerthFX you are right. The for lease signs have been increasing for months now.
Deals will be done whenever there is an oversupply. Maybe not reduced rates as yet, but certainly rent free periods.
