Even using higher opex, eg PIR let's say $700 an ounce. Does that mean they're worth 4 million ounces x (1400-700) I.e aprox $2.8billion??

As I stated above, OF COURSE NOT!
Because who is going to pay $2.8b to get $2.8b back. Later. With more risk. You're better off leaving your money in an interest baring account or in physical bullion.
If you want some comparisons you'll have to do your own homework. I've already done my homework. And doubled up. And I did that while you were calling this a hard sell. And in terms of fundamentals the only thing that's changed between then and now is Sprott coming on board i.e the knowledge of geology etc is unchanged.
