    Not really on the yeild thing, they are paying about the odds for the company type they are.

    ING, Macquaire and others pay around the 8% plus as a property trust.

    ALZ pays over the odds because they are still a developer and you are being paid for the increased risk that comes with that.

    Lots of developers have seen the advantage of building a portfolio, including a more stable if lowered growth and income rate.

    But it would normally not offer as high a share price growth but ALZ has been badlt discounted, for more of a market perception, rather than anything they have done, and were due to return to their original price of around $1.86.
