Good chat here everyone, Shelby you are all over it. Good price action today, should have taken more at the lows - but didn't.
Looking ahead to the financial calendar, they released their full year results in '23 on Aug 28.
On 16 Jun '23 they announced the June distribution which included the capital return.
So if they had $5mil of debt as at 31 Dec 23 which assuming they retain.
Cash of $28mil from Brisbane property sale plus another $5mil funds from operations for the June quarter = say $33mil
163,000,000 units on issue / 33,000,000 = say 5cps capital return on top of the 1.5cps quarterly distribution = estimated total june distribution of 6.5cps.
Also, did some work on the Parramatta site, a larger one sold down the road for $110mil, say the car park site owuld potentially be worth as a BRT site of say 60mil plus the attached existing building. say total site around $70mil on my estimates.
Running out of time...gotta get kids from sport. Just my thoughts.
