At 10% with exemptions it is inefficient. I hated it and never forgave Howard for it but "roll back" was an absurdity. The FHOB grant has fuelled the housing bubble so it hasn't helped those it was meant to protect.
We have it, it can't be reversed, let's make it more efficient by increasing it and removing the exemptions. The only real objection could be that it is not "progressive" but eventually progressive taxes kill the golden goose.
