    Yes, but not just real estate, pretty well any asset it could buy with cash it can borrow to buy. subject to being a prudent investment strategy etc.

    Needs an Installment Warrant set-up and if you go to a bank for the money, they'll put in a few other requirements. It isn't a cheap process. Basically, there can be no recourse back to the fund if the asset has to be sold and there is a shortfall.

    There have been packaged installment warrants for years used to buy shares, but I don't think anyone is issuing new ones any more. you can buy them on-market still though.

    Do your homework and pay for good advice I would say.
