nothing is selling in the direct markets, valuers are being pumped to maintain val's - discount rates have come off 300 points, ie total return expectations now 11-12% in the commercial sector for direct property.
leasing markets are coming off, retrenchments, downsizing, subleasing space hitting the markets - only positive i see is lack of supply might save the day.
