    This post fits into 3 differnt categories...property, politics and general (as it effects everyone in one way or another)...

    Make it compulsory for rental properties to have either :

    1) Discounted rates (per local mean) in the case that they
    DO NOT have Solar Panels

    2) Compulsory for Solar Panels to be installed on every
    single rental property in Australia

    3) Offer Government Rebates to all Disability Pensioners
    who fit into both categories;
    ie - they live in homes that charge rent equal
    to the local mean while ALSO NOT supplying the tennant
    with Solar Panels (double naughty).


    Is it unreasonable to ask for $350 per week on a homne without solar (where electricity would be $250-00 per 1/4 more expensive) while another home in the same street does have solar and charges $350-00 per week also (while providing the tennant with reduced electricity rates - most of whom are already disadvantaged by way of needing to rent in the first place).




    MAKE IT A RULE:

    Avoid rental properties/Landlords who DO NOT pass on rental/investment returns to their tennants by way of upgrading their prehistoric electricity arrangements.

    SEND THE MESSAGE: If you do not provide us with Solar, we will not pay you as much for your rental property - ie, rental cost reduction of around $30 per week to offset your poorly managed and environmentally ignorant investment.


    TELL YOUR LOCAL MP:
    - It must be legislated that:

    IF YOU CAN AFFORD AN INVESTMENT SUCH AS A ENVIRONMENTALLY BURDONOUS RENTAL PROPERTY SUCH AS ONE THAT IS NOT EQUIPPED WITH SOLAR PANELS;
    then the owner must mitigate or offset ITS ENVIRONMENTAL BURDEN in some way, for example BY SHOWING A LEVEL OF PROFESSIONAL AWARENESS BY WAY OF PAYING ($$$) FOR the rental properties carbon debt, SUPPLYING sOLAR ELECTRICITY IN SOME CAPACITY or BY MAKING IT COMPULSORY FOR INVESTORS TO CREATE A DIRECT DEBIT ACCOUNT FOR THE PURPOOSE OF PAYING FOR sOLAR pANELS AND THEIR INSTALLATION (which is taken out of rent monies before the property owneR can seeS it).




    Rationale - After speaking to some property developers/investors this week, its obvious to them that their colleagues are investing in unimproved rental properties that they6 wiull charge normal p[riced rents for and which they will not upgrade until such a time as the economy picks up - even if those properties are dingy, delapidated or burdenous on the environment.

    You might ask - So what? People can refuse to rent a property as it stands...they can just rent another place....they can find a place with Solar etc....you might think all these things, but the truth is that ther4e are not enough rental properties available to allow the consumer a freedom of choice - there just aren't enopugh homes and Rental Property investors can abuse the situation easily as they know that their home WILL be rented out due to demand.

    Hence, this needs to be legislated.
    Renters will love it and will vote for the politiucal party that helps....it's the disability pensioners who can't help themselves even if they try sometimes, who need to be thought about in this criminally high priced rental country we live in...this anti-battler economy that drives the wealthy to their next investment destination without a speedhump or pothole along the way...and the poor renters get poorer due to the rental; powner not caring that they are offering a very burdenous (electricity) home to the market - many of whom are now in poverty.



    Just because some investors Stink, it doesn't mean we should let the environment and battlers sink.



    That's one way to win the next election schmoozers.
