The average stay is about 7year. Assumed that you have paid 100k less compared to other no DMF communities. Let's assumed 5% interest or you decided to give that money to your children as their home deposit. You would be earning 7x$5k?? = additional $35k on that on top of the $90k gain from the sale on exit?
The sale of project are quite within the historical average although the northwest not as great.
Some of the project you mentioned are still a piece of land like Stockland ones. Merrifield? Yarrawonga? Selling a piece of paper is really hard. I think for this they need better sales team.
