definitely interest rate has a big impact on the overall performance of the company. As in any investing, it is when other are wrong then you get the opportunities. It also depends on the time frame that you hold the investment. Even today, if the sales are good, the greatest return LIC is from its DMF based on this current model. So given the average tenure is 7 years, an investor or the company rip the best return when the lease owner sell in the future.
In regards to the sale, not sure why the company decides to branch inland then. The decision was made then, so given in hindsight, it appears/seems to be wrong. High interest rate, covid, inflation disrupt the profit and sales as well. Life full of uncertainties.
