    Takes me back to the 1974, 1982 and 1993 floods that affected Wangaratta, thankfully a diversion channel and levee banks were constructed during the mid 1980s to protect the City.

    The cost of the works were jointly covered by the state govt and council. The council contribution was apportioned over general rate revenue and a special rate for those properties that received a benefit from the works, an amount of $50,000 per anum apportioned over 500 properties for 5 years.

    Around 500 before and after valuations completed on those properties that received a benefit using the before and after ahd flood level and ahd of the floor level of each dwelling.

    Interesting project one of a kind, has not been repeated else where.

    The values of those dwellings that were flooded above floor level in 1974 dropped around 25% and only recovered after the mitigation works were completed in the mid 1980's

    Brisbane obviously is a different set of circumstances.
